Farmland rating category

The farmland rate is for land used for a genuine farming business. Land changes use. Blocks are subdivided. The category often stays. Reviews are slow: forms, maps and site visits, one property at a time.

In NSW and Victoria rates are capped, so a recategorisation mostly makes the burden fairer rather than raising revenue. Elsewhere it is revenue.

What it finds

  • Properties the land use maps show as houses, rural residential blocks or businesses, with the year they were mapped
  • Small holdings where a commercial farming business is unlikely
  • Properties whose farming business on file has a cancelled ABN or no GST registration
  • The zone, where it points the same way. Zoning alone never raises a finding: the category follows how the land is used
